Setting It Up in Your Building

1. Confirm the Route

Send us the building name and address. We confirm which days we can collect and where bags will sit at the desk or in the mailroom.

2. Brief the Desk

One short session with your concierge team covers handovers, tags and what to say when a resident asks a question.

3. Tell Residents

We supply a resident notice for your building app or noticeboard, lobby signage, and a booking link specific to your building.

4. Review Monthly

You receive a monthly summary of pickups and any issues. Pickup days and services can be adjusted whenever you need.

What your concierge actually does

The whole handover is designed to take about two minutes and to require no judgement from your team.

  1. A resident leaves a tagged bag at the desk. The tags are ours, pre-printed with the resident’s name and unit, and we supply them.
  2. Your team puts the bag wherever you have told us bags sit. Most buildings use the parcel area they already have.
  3. Our driver arrives on the agreed days, takes the bags and signs for them.
  4. Cleaned garments come back on the return run, bagged and labelled by unit, and go to the same place.
  5. The resident collects from the desk.

Your team never sorts, counts, prices, chases or handles payment. Residents book and pay with us directly. If a resident asks the desk a question, the answer is always the same: email us, and we will deal with it.

What to say when a resident asks

We supply a short desk card so your team is not improvising. It covers who we are, which days we collect, how a resident starts, what to do about a bag left at the wrong time, and where to send a complaint. Nothing about the service requires your team to know our prices or our turnaround.

What you get each month

A short summary showing how many collections ran, how many residents are using it, and anything that went wrong and how it was resolved. It is deliberately brief. Its purpose is to give you something factual for your monthly report and for the committee, not a dashboard nobody opens.

Ten questions to ask any laundry provider before you let them into your building

Use these on us as well. If a supplier cannot answer them in writing, that is the answer.

  1. Do you install anything, and does it need floor space, power or an exclusive-use by-law?
  2. At exactly what moment does custody of a garment pass from the resident to my desk, and from my desk to you?
  3. Can you provide current certificates of currency, and will you name the owners corporation as an interested party?
  4. Do you carry cover for goods in your care, custody and control, not just public liability?
  5. What is your published policy if a garment is lost or damaged, and what is the limit?
  6. Who is my named contact, and how do I reach them during an incident rather than by email?
  7. Will your drivers comply with our contractor sign-in and induction process?
  8. Is there any commission, referral fee or benefit flowing to the building manager, the concierge company or the strata manager, and will you put it in writing so it can be disclosed?
  9. What happens to bags outside staffed hours?
  10. How do we end the arrangement, how much notice, and what does the building have to unwind?

Common questions

Does this add cost to the building?

No. There is no setup fee, no equipment cost and no ongoing charge to the owners corporation. Residents pay for their own orders.

Do we need a by-law or a committee vote?

Because we install nothing and use no common property exclusively, most buildings treat this as an operational decision or a no-cost trial rather than a special resolution. Approvals under the Strata Schemes Management Act 2015 are generally triggered by altering common property or granting exclusive use of it, and neither applies here. Confirm the position with your strata manager, and we will give you a written summary to attach to the papers.

What if the desk is unstaffed at night?

We set collection times around your staffed hours. Nothing is left outside them.

What if a resident complains?

They come to us, not to you. That is the point of the desk card and the named contact. If something goes wrong at the handover rather than in the clean, you have a signed log for every bag in and out.

Can we stop?

Yes, at any time and at no cost. There is no equipment to remove and nothing to unwind.

Do you work with our concierge company instead?

If your concierge or facilities provider prefers to offer it under their own service, we have a partner arrangement for exactly that.
