You already hold the relationship with the building and the trust of the residents. What you do not want is a laundry operation: vans, plant, garment tracking, billing and complaints. The partnership splits it along that line.
You offer the service under your own name as part of what your concierge desk provides. We run everything behind it. There is nothing to buy, no equipment to install in any building, and no headcount for you to add. A share of plan revenue from your buildings flows back to you, set out in writing before anything starts.
The same two-minute handover in every building, which is the point. A resident leaves a tagged bag at the desk. Your team puts it where bags sit. Our driver collects on the agreed days and signs for it. Cleaned garments come back labelled by unit and go to the same place.
Your teams never sort, count, price, chase or take payment. Because the process is identical at every site, staff moving between buildings have nothing to relearn, and a new starter can be briefed in one conversation.
Buildings can be added one at a time under the same agreement. There is no minimum number of sites and no requirement to switch a whole portfolio at once.
Because we install nothing and use no common property exclusively, the approvals that normally hold up a lobby service do not apply. A locker system engages sections 108 and 112 of the Strata Schemes Management Act 2015 and usually needs an exclusive-use by-law passed by special resolution. A concierge-desk service does not, which is why most schemes handle it as an operational decision or a no-cost trial. We provide a written summary for any committee that wants one.
NSW tightened disclosure obligations through 2025. Building managers must disclose benefits they may receive from entering a contract and any pre-existing relationship with a contractor; strata managers must disclose commissions and connected service providers.
We document the revenue share in writing and give you the document, so you can disclose it to the owners corporation as a matter of course. A partner arrangement that cannot survive being minuted is not one we would put your name on.
Whatever you prefer. Some partners run it as their own concierge service with us invisible behind it; others introduce us by name. The bags, tags and signage are produced to match the decision.
We do. Complaints come to our named contact, not to your desk. You get the outcome in the monthly report.
Then the question is whether the handover works and whether the reporting and disclosure hold up. Ask both suppliers the ten questions on our building managers page and compare the written answers.
We run routes through Sydney CBD, Barangaroo, Pyrmont and Darling Harbour, Potts Point and Elizabeth Bay, Green Square and Zetland, and Chippendale and Surry Hills. Density in a precinct we do not yet reach is usually reason enough to extend, so send the full list rather than only the buildings you assume are covered.
