Sydney build-to-rent buildings are opening with gyms, wellness studios, co-working, pet spas, rooftop gardens and EV charging. Those amenities are expensive to build and they occupy floor space that could have been lettable. Laundry and dry cleaning is the opposite: it costs nothing to add, takes no floor area, and it is used weekly rather than aspirationally.
It also solves a problem specific to apartments. A one or two-bedroom apartment has a European laundry at best, no room to dry, and nowhere to press a shirt. Doonas and bedding do not fit a domestic machine at all. Every resident in the building has this problem every week, which is not true of the pet spa.

For strata-titled developments this matters. We install nothing, occupy no floor space and ask for no exclusive use of common property, so the approvals that normally slow a lobby service down do not apply. Locker systems trigger section 108 and section 112 of the Strata Schemes Management Act 2015 and usually need an exclusive-use by-law passed by special resolution; a concierge-desk service does not. For build-to-rent buildings under single ownership the question does not arise at all.
Uptake depends on the building, the resident mix and how it is introduced. We report your real numbers monthly rather than quoting an average that will not match your building.
