How Setup Works

1. Building Proposal

Send us your building name, address and approximate unit count. We confirm the route, the pickup days and exactly how the desk handover will work.

2. Concierge Briefing

We brief your concierge or building-management team in one short session and supply the bags, tags and desk signage at no cost.

3. Resident Launch

You receive a resident announcement for your building app or noticeboard, lobby signage, and a building-specific booking link with an introductory offer.

4. Ongoing Service

Weekly and fortnightly plans then run automatically. You get a monthly service summary and a direct contact for anything that needs attention.

Which Sydney buildings this works in

Concierge Dry Cleaners only operates in buildings with a staffed concierge, a front desk or a managed mailroom. That is the whole model: the desk is the handover point, so residents never coordinate a pickup window and our drivers make one stop instead of thirty.

We currently run routes through Sydney CBD, Barangaroo and Millers Point, Pyrmont, Darling Harbour and Ultimo, Potts Point, Elizabeth Bay, Rushcutters Bay, Woolloomooloo and Darlinghurst, Green Square, Zetland, Waterloo, Rosebery and Alexandria, and Chippendale, Central Park, Surry Hills and Moore Park. Buildings of roughly 60 units and up work best, because the density is what makes a daily stop viable. If your building sits just outside a current route and has the unit count, tell us and we will look at extending it.

What it costs the building

Nothing. There is no setup fee, no equipment to buy, no ongoing charge to the owners corporation and no levy impact. Residents pay for their own weekly plans or one-off orders, exactly as they would pay any other supplier.

We supply the tagged bags, the desk signage and the concierge briefing at our cost. For building operators and concierge companies who want one, a revenue share on resident plans is available and is set out in writing before anything starts.

Does the owners corporation need to approve it?

This is the question we are asked first, and for most buildings the answer is simpler than people expect. The reason is that we install nothing.

Under the Strata Schemes Management Act 2015 (NSW), the approvals that create work for a committee are generally triggered by physical change to common property or by granting someone exclusive use of part of it. Adding to or altering common property engages section 108. A licence to use common property engages section 112. An exclusive-use or special-privilege arrangement needs a by-law, which requires a special resolution at a general meeting.

A locker bank triggers all of that. It occupies floor space, it needs power, it is a structure, and it usually needs an exclusive-use by-law before it can be bolted down. A concierge-desk service does not. We put no equipment in your building, we take no floor space, we alter nothing, and we ask for no exclusive right to any part of the common property. Residents leave a bag at a desk that already accepts parcels, and a driver collects it the way any courier does.

In practice that means most buildings treat this as an operational decision for the building manager, or as a no-cost trial the strata committee can wave through, rather than a special resolution. We are not lawyers and every scheme is different, so confirm the position with your strata manager. We will provide whatever you need in writing to do that, including a short summary you can attach to the papers.

Disclosure, if there is a revenue share

NSW strata law was tightened through 2025. Strata managers must disclose commissions and connected service providers, and building managers must disclose benefits they may receive from a contract or any pre-existing relationship with a contractor.

We take the same view you should: if a revenue share exists, it is documented, it is disclosable, and we will put it in writing so it can be tabled. A service that needs to be hidden from the committee is not a service worth having in your building.

Questions building managers ask us

How much work is this for the concierge?

About two minutes per collection. Residents leave a tagged bag; the driver signs for it. Your team does not sort, count, price or handle payment at any point.

Who is responsible if a garment goes missing?

We are, from the moment our driver takes custody at the desk. Every bag is tagged and logged at collection and again at return, so there is a record rather than an argument. Ask us for our current certificates of currency and we will send them.

What happens overnight?

We agree with you where bags sit and for how long. If your desk is unstaffed for part of the day, we set collection times around the staffed hours rather than leaving anything out.

Can we trial it?

Yes, and we recommend it. There is no cost, no contract and no equipment, so ending a trial means telling us to stop coming.

Do you work with our concierge company rather than us directly?

Either way. Some buildings run it through building management, others through the concierge or facilities company under a partner arrangement.
